BEFORE YOU APPLY

Make sure to read all information below carefully!

  • APPLICATION PROCESSING AND ACCEPTANCE

    Applications are assessed based on rental history, income, credit score, eviction history, and criminal record. If your application does not meet our minimum qualifications for approval, an additional security deposit or a co-signer may be required.


    Fox Property Management requires EVERY occupant, age 18 and above, to complete an individual application and pay a NONREFUNDABLE application fee of $60 per adult. 


    Multiple applicant groups may apply for the same property. We will process all applications and approve the most qualified applicant.


    Applications must be fully complete before they are considered for approval. This includes all intended residents applying as a group, including co-signers. To enhance your chances of approval, ensure you provide all required information at the time of submission.


    If you qualify but another applicant gets approved for the property you applied for, we can transfer your application to another one of our properties within 60 days at no additional cost.


    The application screening process typically takes approximately 3 business days; however, this timeframe depends on receiving the necessary information from everyone involved, including you. Please ensure all necessary documents are included with the initial application to expedite this process.


    Rental history often causes delays. If we notify you that rental history hasn't been provided in a timely manner, we highly recommend reaching out to your prior landlord for assistance.


    ONCE APPROVED:

    If approved for the property, the applicant(s) must sign the lease within 24 hours from the time the lease is sent to you online.


    Fox will place the property on a temporary hold until the designated time. However, until the lease is executed, we will not remove the property from the market.

  • INCOME

    INCOME OF AT LEAST 2X RENTAL RATE:

    When applying, it is the obligation of the applicant(s) to provide proof of income through two (2) copies of the most current paycheck stubs or bank statements. If self-employed, income may be verified with the previous year’s tax returns. A job offer letter stating the start date and salary on company letterhead will be accepted for new employment. Additional pay stubs or bank statements may be requested at any time during the verification process. Private or public income sources will be considered, including federal, state, or local rental assistance programs, such as Section 8 housing choice vouchers and temporary rental assistance.


    •  Approval – Household income 2x gross monthly rental amount
    •  Conditional – Household income below 2x gross monthly rental amount
    •  Denial-Household income less than 2x gross monthly rental amount with no qualified-cosigner

    Applicants who are RETIRED or currently UNEMPLOYED will need to list their name and personal contact information under "Current Employer."

  • CREDIT HISTORY

    CREDIT SCORE OF 680+

    Credit history will be pulled from Experian and verified by AppFolio, a third-party verification service. The applicant's credit will be screened based on statistical data such as payment history, number and type of accounts, outstanding debt, and age of accounts. Based on the average household credit screening results, the application will be accepted, denied, or considered with conditions.


    Please release any restrictions that may have been placed on your Experian account prior to submitting your application. Additional screenings may result in extra fees incurred.

    • Approval - 680 or higher
    • *Conditional - 500-679 with an additional security deposit
    •  Denial - 499 or lower

    *CONDITIONAL CONSIDERATION

    Applications that fail to meet our standard approval requirements but fall within conditional consideration will be considered and are subject to final approval by the homeowner.

  • RENTAL HISTORY

    POSITIVE RENTAL HISTORY

    Applicants must provide a minimum of 6 months' verifiable rental history within the past 2 years from a landlord, property management company, or mortgage company.  Acceptable rental/payment history should not exceed three (3) late payments or returned checks per year of residency. Rental references must be provided by a reputable landlord, property management company, or mortgage company. References from friends or family members will not be considered.


    It is your responsibility to include a valid email address for your most recent landlords. Landlords will receive an online questionnaire regarding your rental history via email. Verbal rental references will not be accepted. Landlord verification is needed to complete the application process, and lack of information can delay your application decision.

    • Approval – Strong landlord reference: meets all rental requirements as stated above
    •  *Conditions – Neutral landlord reference: no verifiable rental history available or no more than 3 late rental payments within 2 years of the date of application.
    • Denial – Negative landlord reference: owes a balance to previous or current landlords (regardless of the length of time); evictions, damage to property, lease violations, and/or 4 or more late payments within 2 years of the date of application, and falsification of information on the rental application.

    As to consideration of applications, the Rental Application Fairness Act further states that a landlord using rental history or credit history in consideration of an application shall not consider any rental history or credit history seven (7) years immediately preceding the date of the application.


    IF YOU ARE A HOMEOWNER, list your name and contact information under "Landlord Information." Your homeownership will be verified through public records.

  • COSIGNER(S)

    A qualified co-signer may be considered for applicants or applicant groups that qualify as "conditional" based on our minimum credit or income requirements. ALL cosigners must have a social security number. A cosigner must complete an application, pay the application fee, have a credit score of 680 or higher, and sign the rental agreement. The co-signer will be held liable in case of any default by the applicant/resident.


    If an application is denied per our rental criteria, a cosigner will NOT be considered.

  • INTERNATIONAL APPLICANTS

    International applicants must meet the same criteria listed above to proceed with the application process.


    Applicants without an SSN will be required to provide a cosigner that meets the criteria as listed above. Should a qualified cosigner not be available, an additional security deposit equivalent to 2x the monthly rent will be required.


    In addition to the required documents as listed above, additional documents will be required for valid verification. Acceptable documentation includes:


    ● Most current visa

    ● Employment Authorization Document (I-766)

    ● Permanent Resident Card (Form 1-551)

    ● I-20 visa, student visa, or school offer letter (for students)

  • PETS AND ANIMALS

    Every property has its own pet policy dependent on the criteria set by the owner of the property, governing HOA and/or City and county ordinances. Please verify the pet policy for the specific property prior to applying. You can do so by reviewing the marketing ad.


    If a property accepts pets, the following conditions may apply:

    • Pet deposit -$300 per pet max
    • Pet rent - $35 or 1.5% is standard
    • Non-refundable pet fees might also be applicable
    • Properties usually have limits on the number of pets allowed
    • Some properties may only allow cats, while others may only allow dogs 
  • WHAT ARE MY COSTS

    In an effort to be as transparent as possible, please see below listed initial fees and recurring monthly fees residents are required to pay:


    Initial One-Time Payments (due within 48 hours of application approval):

    • Application Fee: $60 per adult applicant (nonrefundable, required for each adult aged 18+)
    • Security Deposit(s): Refer to property listing for details

    Initial One-Time Fees (due on or before lease commencement):

    • Prorated Rent for First Month + Next month's rent: Refer to property listing for details
    • Administrative Fee: $250 (non-refundable)
    • Pet Deposit (s) (if applicable)
    • Non-Refundable Pet Fee(s)(if applicable)

    Monthly Payments:

    • Rent: Refer to property listing
    •  Pet Rent (if applicable)

     Other fees may apply according to your lease, such as monthly utilities.

  • AUTOMATIC DENIALS AND CONVICTIONS

    AUTOMATIC DENIALS

    An applicant will automatically be denied for the following reasons:

    • Evictions or funds owed to landlord in the past 7 years 
    • Property damage, or lease violations
    • Four or more late payments within a single year of residency
    • Falsification of information on the Rental Application
    • Current involvement in bankruptcy proceedings
    • Foreclosures or bankruptcies in last 5 years

    CONVICTIONS

    Rental applicants who have pleaded guilty or no contest to one or more criminal offenses involving violence, sexual offenses, drug-related activity, or injury to a person or property—comprising, without limitation, homicide, battery, assault, sexual assault, possession or sale of illegal substances, burglary, theft, illegal possession, or sale of weapons—within five years of the application date will not be considered. Additionally, registered sex offenders are ineligible.


    Disclaimer: The landlord shall not consider an arrest record of a prospective tenant from any time or any conviction of a prospective tenant occurring more than five years before the date of the application. Excepted from this limitation are specific activities including criminal conviction relating to certain offenses involving methamphetamine, any felony offense that required the prospective tenant to register as a sex offender or any offense classified as a homicide.
