Find the property you're interested in on our 'Find a Home' page under 'Long Term Rentals' and simply click the 'Apply Now' button.
Unfortunately, we're unable to reserve the property until the application process is completed, qualifications are met, and approval is obtained. Once approved, the applicant(s) must sign the lease within 24 hours upon receiving it. The property will be temporarily reserved until that period. However, until the lease is signed and executed, the property will continue to be available on the market.
If approved for the property, the applicant(s) are to pay the security deposit within 48 hours of receiving access to the tenant portal. Additionally, a non-refundable administrative fee of $250 is required on the lease commencement date, along with any relevant charges for pets as specified in the lease agreement.
Fox Property Management requires every occupant, age 18+, to complete an individual application.
Multiple applicant groups may apply for the same property. We will process all applications and approve the most qualified applicant. Applications are assessed on the following criteria: rental history, income, credit score, eviction history, and criminal record.
The application screening process takes approximately 3 business days, primarily contingent upon the completeness of applications, the duration for rental history retrieval, and pet screening (if relevant). Obtaining rental history usually consumes the most time.
If you qualify, but another applicant is approved over you, we can move your application over to another one of our available properties within 60 days at no additional cost. Your application can only be used for one home at a time.
Every property has its own pet policy dependent on the criteria set by the owner of the property, governing HOA and/or City and county ordinances. Please verify the pet policy for the specific property prior to applying. You can do so by reviewing the marketing ad.
If a property accepts pets, the following conditions may apply:
Rent payments are made via your Resident Portal. Once you have a signed lease you will be given a Resident Portal login. The Resident Portal allows you to pay rent online, submit work order requests and send messages online.
You can provide your most recent tax returns or bank statements showing the recurring income.
Application fees are non-refundable, even if your application is not approved.

Per HB23-1099, a prospective tenant has the right to provide the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and if a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report. The portable tenant screening report must be provided to the landlord directly by the consumer reporting agency and can be no more than 30 days old.
